Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, June 12, 2018, commencing at 5:00 p.m.

1.                  ZONE CHANGE (ZC) (Public Hearing)

 

Consider a zone change from R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size) to A-P (Administrative Professional) on 6.91 acres for “Foremaster Medical.” The property is generally located east of Meadow Creek Estates and River Road and north of 900 South Street. The owner is Foremaster Holdings LLC and the representative is Alpha Engineering. Case No. 2018-ZC-020 (Staff – John Willis).

 

2.                  WIRELESS MASTER PLAN (WMP)

 

Consider a wireless master plan for AT&T for a new location near the ‘replacement airport.’ The area is located near Airport Road on State Trust Lands (SITLA) and is located above the airport.  Case No. 2018-WMP-001 (Staff – Ray Snyder).

 

3.                  CONDITIONAL USE PERMIT (CUP)

 

A.    Consider a conditional use permit request to construct “Bloomington 2 Electrical Sub Station.” The property is generally located southwest of the intersection of 3780 South Street (referred to as ‘Water Treatment Road’) and 1550 West Street. The property is zoned OS (Open Space). The applicant is Dixie Power and the representative is Russell Condie. Case No. 2018-CUP-001. (Staff – Ray Snyder)

 

B.     Consider a conditional use permit request to create a distribution facility for diesel, gasoline, and oil products. The petroleum products will be stored on site and redistributed to end users. The applicant is Sevier Valley Oil Company and the representative is Coby Larsen. 4.                  FINAL PLATS (FP)

 

A.    Consider a seventy-four (74) lot residential final subdivision plat for “Desert Bluff at Desert Canyon Phase 1” located at the intersection of Brocken Rock Way and Desert Canyons Parkway (at approximately 3800 East and 6000 South). The property is zoned PD-R (Planned Development Residential). The representative is Brad Petersen, Development Solutions. Case No. 2018-FP-029 (Staff – Wes Jenkins)

 

B.     Consider a two (2) lot commercial final subdivision plat for “Innovative Property Holdings Subdivision” located at 511 South Tech Ridge Drive. The property is zoned C-2 (Highway Commercial). C.     Consider a thirteen (13) lot residential final subdivision plat for “The Ledges of St George White Rocks Phase 6” located at Cottontail Drive in the Ledges Development (at approximately 1650 West and 4700 North). D.    Consider a thirteen (13) lot residential final subdivision plat for “White Sands Phase 2 Subdivision” located at the north end of Hayrocks Drive (at approximately 1530 East and 5980 South). 5.      AMENDED FINAL SUBDIVISION PLAT (LRE)

 

A.    Consider an amended residential final subdivision plat for “Las Palmas Resort Condominiums Phase I-A Amended and Extended” to add the recreation area (pools, spa, game room, club house) and a parking are to the condominium plat, located at 1845 West Canyon View Drive. B.     Consider an amended residential final subdivision plat for “Lot 39, The Overlook at Green Valley” to vacate a portion of 1740 west Street and merge it with Lot 39. Located at the southwest intersection of 1740 West Street and 740 South Street. The property is zoned R-1-8 (Single Family Residential 8,000 sq. ft. minimum lot size). A.    Consider a seventy-three (73) lot residential preliminary plat subdivision for “White Sands” located east of River Road along Southern Parkway. B.     Consider a seventy (70) lot residential preliminary plat subdivision for “Sage Canyon” located east of River Road along Southern Parkway.
