Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, April 24, 2018, commencing at 5:00 p.m.

1.                  GENERAL PLAN AMENDMENTS (GPA) (Public Hearings)

 

A.    Consider a general plan amendment to change the LDR (Low Density Residential) land use to PO (Professional Office) for ‘Foremaster Medical Center’ on 5.42 acres. The property is located south of the hospital and immediately east of Meadow Creek Estates near River Road and north of 900 South Street. The applicant is Foremaster Holding LLC and the representative is Alpha Engineering. Case No. 2018-GPA-007 (Staff – John Willis)

 

B.     Consider a general plan amendment to change MDR (Medium Density Residential) to MHDR (Medium High Density Residential) on 3.01 acres. The property is located at approximately 1999 W Canyon View Drive in Green Valley. The applicant is GVS Holdings LLC and the representative is Dave Nasal. 2.                  ZONE CHANGE (ZC)

 

A.    Consider a zone change request to change the zoning from OS (Open Space) to C2 (Highway Commercial) on 12.90 acres for “Twin Lakes.” The property is generally located north of the I-15 Freeway between Twin Lakes Drive and Red Hills Parkway. B.     Consider a zone change request to change the zoning from A-1 (Agricultural) to RE-20 (Residential Estate 20,000 sq. ft. minimum lot size) on 19.5 acres for “Crimson Meadows RVSD.” The property is generally located at 1600 South along 3000 East, on the east side of the road. 3.                  CONDITONAL USE PERMIT (CUP)

 

Consider a conditional use permit for a linear “Bicycle Skills Park” in the vicinity of Lava Flow Drive (2400 West Street) and east of Snow Canyon High School. The property is zoned R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size) and OS (Open Space). The applicant is the City Parks Department and the representative is Mark Goble. 4.                  HILLSIDE PERMIT (HS)

 

Consider a request for a Hillside Development Permit to allow for the development of a proposed single family residential development off of ‘Banded Hills Drive.’ The representative is Steve Kamlowski, Development Solutions Group. Case No. 2018-HS-002 (Staff – John Willis).

 

5.                  FINAL PLATS (FP)

 

A.    Consider a twelve (12) lot final subdivision plat for “Aspen Estates Phase 4” located at 3140 East and Red Cedar Drive. B.     Consider a sixteen (16) lot final subdivision plat for “Painted Desert Estates Phase 7” located at approximately 1450 East 2250 South in the southwesterly corner of the Painted Desert Estates Development. 7.            PRELIMINARY PLAT (PP)

 

A.    Consider a nineteen (19) lot residential preliminary plat subdivision for “Redhawk”(Greyhawk) located along Dinosaur Crossing Dr just south of 2450 East. B.     Consider a fifty (50) lot residential preliminary plat subdivision for “Sentieri Canyon” located along proposed Sentieri Vista Drive, which is west of the intersection of Sunbrook Drive and Plantations Drive.
