Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, March 6, 2018, commencing at 5:00 p.m.

1.                  ZONE CHANGE AMENDMENT (ZCA) (Public Hearing)

 

Consider a zone change amendment on Lot 7 of the “Dinosaur Crossing” commercial center (Smith’s Shopping Center) to amend the PD-C (Planned Development Commercial) zone to allow development of a “Panda Express” restaurant.  The property is generally located along Mall Drive on approximately 0.72 acres. 2.                  ZONE CHANGE (ZC) (Public Hearing)

 

Consider a ‘clean-up’ zone change for the “City Black Hills” from R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size) to OS (Open Space) on approximately 13.3 acres located on the hillside between Bluff Street and Donlee Drive. Case No. 2018-ZC-010 (Staff – John Willis)

 

 

3.                  FINAL PLATS (FP)

 

A.    Consider a two (2) building thirty-two (32) unit, condominium final subdivision plat for “Estancia Phase 3” located at 1111 South Plantations Drive (Green Valley area). The property is zoned PD-R (Planned Development Residential). The representative is Michael Purdy, Cornerpoint. Case No. 2018-FP-007 (Staff – Wes Jenkins)

 

B.     Consider a twelve (12) lot final subdivision plat for “White Sands Phase 1” located east of River Road and north of the Southern Parkway (at approximately 1600 East 6050 South). A.    Consider a ninety-one (91) lot residential preliminary plat subdivision for “Arbors Phase 6 - 11” located at approximately 2930 South Little Valley Road. The property is zoned R-1-12 (Single Family Residential 12,000 sq. ft. lot sizes) and RE-20 (Residential Estates 20,000 sq. ft. lot sizes).  The applicant is Development Solutions Group and the representative is Mr. Steve Kamlowsky. B.     Consider a fifteen (15) lot residential preliminary plat subdivision for “Reserve at River 2” located at approximately 1200 South 2670 East. The property is zoned RE-20 (Residential Estates 20,000 sq. ft. lot sizes).  The applicant is MK Cox Development and the representative is Mr. Skyler Lawernce. C.     Consider a seventeen (17) lot residential preliminary plat subdivision for “Moorland Park 2” located at approximately 1050 South 2780 East. D.    Consider an eighteen (18) lot residential preliminary plat subdivision for “Northgate Peaks Phase 3-4” located at approximately 5700 North Northgate Peaks Drive.
