Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, October 24, 2017, commencing at 5:00 p.m.

  1. GENERAL PLAN AMENDMENTS (GPA)  (Public Hearings)


  1. Consider a General Plan Amendment to amend the General Plan from LDR (Low Density Residential) to MDR (Medium Density Residential) on approximately 4.21 acres. The property is located at approximately 1400 East Riverside Drive. The representative is Mr. Brent Gardner, Alpha Engineering. Case No. 2017-GPA-012 (Staff – John Willis) (Note: This item was tabled at the Oct. 10th PC meeting)


  1. Consider a General Plan Amendment to amend the General Plan from MDR (Medium Density Residential) to (Parcel #A) HDR (High Density Residential) on approximately 14.28 acres and to (Parcel #B) MHDR (Medium High Density Residential) on approximately 14.27 acres. The site is located southwest of the intersection of Mall Drive and 2780 East Street (The site is located west of Lin’s Marketplace and east of the Virgin River). This project is referred to as ‘SLR Stewart.’ The owner is SLR, Inc. and the representative is Mr. Tim Stewart. Case No. 2017-GPA-014 (Staff – John Willis)




Consider a two (2) lot commercial preliminary plat subdivision for “River Pointe Way” located at 772 North Dixie Drive. The property is zoned C-3 (General Commercial).  The applicant is Erica Johnson and the representative is Erica Johnson. Case No. 2017-PP-025 (Staff - Wes Jenkins)




  1. Consider a request to construct the “Hills 2 Electrical Sub Station” at 2995 South River Road. The property is zoned A-1 (Agricultural). The applicant is Dixie Power. Case No. 2017-CUP-022. (Staff – Ray Snyder)


  1. Consider a request to construct a detached residential RV garage with a hobby room and a covered patio that will exceed 15 ft. unless a CUP is granted for a greater height. The property is located at 3909 S 2510 E / Lot 14 of the “Meadow Valley Farms Phase 2” subdivision. The zoning is RE-20 (Residential Estate 20,000 sq. ft. minimum lot size).
