Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, August 22, 2017, commencing at 5:00 p.m.

1.                  CONDITIONAL USE PERMIT (CUP)

               

Consider a request to construct a detached residential RV garage with an attached storage unit. The height will exceed the allowable building height of fifteen feet (15’), unless a conditional use permit is granted for a greater height. This project is called the “Jenson Garage.” The property is located at 1572 South View Point Drive (in the Stone Cliff residential subdivision). The zoning is PD-R (Planned development Residential). 2.                  ZONE CHANGE (ZC) (Public Hearing)

 

A.    Consider a zone change from RE-37.5 (Residential Estate) to R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size) on 1.516 acres. Located at 1330 West 750 North. The owner and representative is the “Church of Christ.” Case No. 2017-ZC-026 (Staff – John Willis)

 

B.     Consider a zone change request to change from C-3 (General Commercial) to PD-SH (Planned Development Student Housing) zone on approximately 1.04 acres. Generally located at 1100 East and Tabernacle Street. The project would be called “Trails End Student Housing.” The owner is Nelson Brothers Professional Real Estate LLC and the representative Mr. Josh Arrington, Upwall Design Architects. 3.                  ZONING REGULTION AMENDMENT (ZRA)

 

Consider a zoning regulation amendment to amend Title 10, Chapter 7F “Residential Central City Zone” (RCC), to amend development standards for minimum lot width, rear yard setbacks, and side yard setbacks. 4.                  FINAL PLAT (FP)

 

A.    Consider a four (4) lot commercial final subdivision plat for “BGG LLC Commercial Subdivision” located at 1068 East Riverside Drive (at approximately 1100 East and 1160 South). B.     Consider a fifty-five (55) lot residential preliminary plat subdivision for “Fieldstone Phase 5 & 6” located at approximately 2240 East 3670 South. The property is zoned RE-12.5 (Residential Estates 12,500 sq. ft. lot sizes) and RE-20 (Residential Estates 20,000 sq. ft. lot sizes). 6.                  CITY COUNCIL ACTIONS – AUGUST 17, 2017

A.    Popeye’s - restaurant, Case No. 2017-ZCA-021, ‘in the “Boulder Creek Crossing Commercial subdivision’ commercial center was approved (5 minutes – vote 4:0)

 

B.     Marine United, Case No. 2017-ZC-022, M-1 to M-C located at 2938 E Panther Way (750 North Street next to Pineview High School) was approved (5 minutes – vote 4:0)
