Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, August 8, 2017, commencing at 5:00 p.m.

1.                  CONDITIONAL USE PERMITS (CUP)

               

A.    Consider a request to construct the “Indian Hills Sub Station” at 501 W Indian Hills Drive. The property is zoned R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size). The applicant is the City of St George Energy Services Department. Case No. 2017-CUP-013. (Staff – Ray Snyder) (Note: This item was tabled at the July 25, 2017 PC meeting)

 

B.     Consider an amended CUP for a building redesign request to construct a four (4) story hotel “Staybridge Suites” that exceeds the allowable maximum building height of thirty five feet (35’). The original approved gable roof design would change to a ‘flat roof.’ The property is located at approx. 200 East Sunland Drive. The zoning is C-3 (General Commercial). 2.                  ZONE CHANGE AMENDMENTS (ZCA) (Public Hearings)

 

A.    Consider a zone change amendment to “The Ledges” to change the Planned Development Plan by modifying the golf course, buffer area, approved units, area allocations of units and densities, short term rentals, and elevations for the east side of the Ledges PD.  The proposed areas are located on the east side of Highway 18. The property is zoned PD-R (Planned Development Residential). The applicant is Development Solutions and the representative is Mr. Stacy Young. Case No. 2017-ZCA-023 (Staff – Ray Snyder)

 

B.     Consider a zone change amendment to the Dinosaur Crossing Planned Commercial Development to develop a building on Lot 4 for a Kneaders restaurant / bakery to be located at approximately 525 South Mall Drive. The property is zoned PD-C (Planned Development Commercial) and the applicant is Four Foods Group. Case No. 2017-ZCA-024 (Staff–Ray Snyder)

 

3.                  ZONE CHANGE (ZC) (Public Hearing)

 

Consider a zone change from M-2 (Manufacturing) to M-C (Manufacturing/Commercial) on approximately 2 acres located at 314 North 3050 East for “Deseret Plaza.” The owner is VE Management and Investments Co., LC. Case No. 2017-ZC-025 (Staff – John Willis)

 

 

4.                  FINAL PLAT (FP)

 

Consider a five (5) lot commercial final subdivision plat for “The Fields at Mall Drive Phase 2” located on the north side of Mall Drive between the Virgin River and 3000 East (at approximately 2780 East 700 South). 5.                  AMENDED FINAL PLATS / EASEMENT VACATIONS

 

A.    Consider an Amended Residential Final Subdivision Plat and vacating Public Utilities and Drainage Easements for Lot 1, Bloomington Country Club No. 10 Subdivision Lot 34 & 35, Bloomington Country Club No. 11 Subdivision. The property is zoned R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size). The representative is Mr. Brandon Anderson, Rosenberg Associates. B.     Consider an Amended Residential Final Subdivision Plat and vacating Public Utilities and Drainage Easements for The Knolls at Little Valley Phase 2 Amended. A.    Consider an eight (8) lot residential preliminary plat subdivision for “Elmwood Estates Phase 5” located at approximately 3400 South 3150 East. The property is zoned R-1-8 (Single Family Residential 8,000 sq. ft. lot sizes). The applicant is Development Solutions Group, Inc. and the representative is Mr. Steve Kamlowsky. B.     Consider a fifteen (15) lot residential preliminary plat subdivision for “Rosewood Estates Phase 4” located at approximately 3050 South 3350 East. The property is zoned R-1-8 (Single Family Residential 8,000 sq. ft. lot sizes). The applicant is Development Solutions Group, Inc. and the representative is Mr. Steve Kamlowsky. 8.                  CITY COUNCIL ACTIONS – JULY 20, 2017

(This is a summary of City Council actions on public hearings)

 

A.    First Colony Mortgage, Case No. 2017-ZCA-019, River Road - Lot 9 Boulder Creek Crossing was approved.

 

B.     Green Door Boutique, Case No. 2017-ZC-018, corner of 300 North 500 West was approved.

 

9.                  CITY COUNCIL ACTIONS – AUGUST 3, 2017

(This is a summary of City Council actions on public hearings)

 

A.    Riverside Dental (by Lin’s), Case No. 2017-ZCA-020, ‘The Fields at Mall Drive’ commercial center was approved (5 minutes – vote 5:0)

 

B.     Fossil Hills, Case No. 2017-GPA-008, MDR to COM, River Road (next to Sunroc) was approved w/ the condition to create a temporary zoning ordinance (25 minutes – vote 5:0)

 

C.     Sunset / Valley View (between Texaco & LDS Church), Case No. 2017-GPA-006, PO & LDR to HDR request was denied (40 minutes – several residents spoke in opposition - vote 4:1). (Note: PC had recommended denial)

 

D.    Pioneer Road Property (next to new ‘Monster Storage’ RV storage), Case No. 2017-GPA-007, LDR to COM request was approved w/ the condition to create a temporary zoning ordinance (4 minutes – vote 5:0).
