Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, June 27, 2017, commencing at 5:00 p.m.

1.                  CONDITIONAL USE PERMIT (CUP)


Consider a request to construct a detached accessory structure which would be approximately 17’-6” high (as measured to the roof midpoint). The purpose is for use as an RV garage and personal storage. The property is located at 3246 South 2240 East and is zoned RE-12.5 (Residential Estate 12,500 sq. ft. minimum lot size). 2.                  ZONE CHANGE (ZC) (Public Hearing)


Consider a zone change from R-2 (Multiple Family) to PD-C (Planned Development Commercial) on approximately 0.32 acres (2 lots = 0.16 + 0.16) to develop a retail  ‘boutique’ shop called “The Green Door Boutique” and to ‘clean-up’ the adjacent zoning to the west by a zone change from R-2 (Multiple Family) to C-3 (General Commercial) on approximately 0.28 acres.  The applicant is Mrs. Melanie Hart (Note: The neighbor to the west for the clean-up zone is Mr. Russ Moody).  The representative is Mr. Reid Pope.  Case No. 2017-ZC-018 (Staff – John Willis)


3.                  ZONE CHANGE AMENDMENT (ZCA) (Public Hearing)


Consider a zone change amendment to the ‘Boulder Creek Crossing’ commercial subdivision to develop a building on Lot 9 located at approximately 1382 South River Road in the PD-C (Planned Development Commercial) zone. The applicant is First Colony Mortgage and the representative is Mr. Ben Rogers. Case No. 2017-ZCA - 019 (Staff – John Willis)


4.                  FINAL PLAT (FP)


A.    Consider a twenty (20) lot residential final subdivision plat for “The Villas at Sun River St George Phase 3” located on the south side of Sun River Parkway (between Arrowhead Canyon Drive and I-15 Freeway).  The property is zoned PD-R (Planned Development Residential). The representative is Mr. Brandon Anderson, Rosenberg Associates.  Case No. 2017-FP-024. (Staff - Wes Jenkins)

B.     Consider a twenty-four (24) lot residential final subdivision plat for “Desert Crest Phase 5” located at the intersection of Archturus Drive and Kastra Lane in the Desert Canyons Development.  The property is zoned PD-R (Planned Development Residential). Consider an amended residential final subdivision plat for “Dolce Vista at Sunbrook Phase 1 Amended” located at the southwest corner at the intersection of Alba Drive and Alienta Drive (at approx. 2090 West and 530 South). The property is zoned PD-R (Planned Development Residential). The purpose is to eliminate General Notes and Restrictions: Note 7, which reads “Lot 22 shall have access onto Alba Drive only.” No other changes are proposed. Consider a preliminary plat for “Meadow Valley Farms Phase 11” located at approximately 3770 South Bentley Road. Consider a preliminary plat amendment to “Cornerstone Phase 5” located at 3210 East Seegmiller Drive and is zoned R-1-10 (Single Family Residential, 10,000 sq. ft. lot sizes).
