Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, June 13, 2017, commencing at 5:00 p.m.

1.                  WIRELESS MASTER PLAN (WMP)

 

Consider a wireless master plan for SBA Communications for one new location at approximately 4095 South 1630 East, St. George, UT  84790 (Blake’s Recycle and Salvage Yard) in the M-1 zone. Case No. 2017-WMP-002. (Staff – Ray Snyder)

 

2.                  CONDITIONAL USE PERMITS (CUP)

 

A.     Consider a request by SBA Communications for a one hundred foot high (100’) cell tower to be located at approximately 4095 South 1630 East, St. George, UT  84790 (Blake’s Recycle and Salvage Yard) in the M-1 zone. Case No. 2017-CUP-010. (Staff – Ray Snyder)

 

B.     Consider a request to establish and operate ‘Leap n’ Learn’ an in-home Pre-School / Child Day Care business for a maximum of thirteen (13) children. The property is located at 2985 E 1975 S Circle and is zoned R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size). The applicant is Mrs. Rachael Reid. Case No. 2017-CUP-009. 3.                  SHARED PARKING (SHP)

 

Consider a shared parking request to allow the operation of a Dance Hall (for live concerts) from an existing recording studio at 344 E Sunland Drive. The applicant is Mr. David Hutter. The zoning is C3 (General Commercial). Case No. 2017-SHP-001. (Staff – Ray Snyder)

 

4.                  ZONE CHANGES (ZC) (Public Hearings)

 

A.     Consider a zone change amendment to develop a gas station and car wash in the PD-C (Planned Development Commercial) zone on approx. 1.5 acres. This request is to develop  a ‘Terrible Herbst’ fuel center; C-Store, covered fuel pumps, and a car wash. The location is at the NE corner of the intersection of Sun River Parkway and Pioneer Road.  The applicant is THSR Holdings, LLC and the representative is Mr. Scott McCall. B.     Consider a zone change from A-1 (Agriculture) to R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size) on 20.71 acres for the “Arbors Phase 6.” The applicant is DSAG Holdings, LLC and the representative is Development Solutions Group, Inc. Case No. 2017-ZC-014 (Staff – John Willis).

 

C.     Consider a zone change from A-1 (Agricultural) to R-1-8 (Single Family Residential 8,000 sq. ft. minimum lot size) on approx. 2.92 acres. The location is at approx. 3425 E 3230 S (in the Little Valley area) for “Elmwood Estates Phase 5.” The applicant is New Desert Holdings, LLC and the representative is Development Solutions Group. 5.                  FINAL PLATS (FP)

 

A.     Consider a nineteen (19) lot residential final subdivision plat for “The Arbors Phase 4” located at Olivewood Lane and Sycamore Lane (at approximately 2690 East and 3030 South).  The property is zoned R-1-12 (Single Family Residential 12,000 sq. ft. minimum lot size). B.     Consider an eleven (11) lot residential final subdivision plat for “Desert Heights Phase 2” located at Deserts Edge Drive and Chimney Rock Drive (at approximately 3380 East and 6230 South). The property is zoned R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size). The representative is Mr. Brad Petersen, Development Solutions.  Case No. 2017-FP-038. C.     Consider a four (4) lot residential final subdivision plat for “Entrada at Snow Canyon ‘Chaco Wes’ Phase 4B” located at Kiva Trail in the Entrada Development (at approximately 2340 North). D.     Consider a seven (7) lot residential subdivision plat for “The Estates at Valderra Phase 3” located at Petroglyph Drive (at approximately 4600 North).  The property is zoned PD-R (Planned Development Residential). 6.                  AMENDED FINAL SUBDIVISION PLAT / EASEMENT VACATION (FPA)

 

Consider an amended residential final subdivision plat/easement vacation for “Stone Cliff Phase 10 Amended” located at Jade Drive and Pinnacle Drive (at approximately 1940 East and 1900 South. The property is zoned PD-R (Planned Development Residential). The purpose is to change note #10 regarding walkout basements for Lots 1002-1006, 1021-1022, 1029-1034, and 1046-1049.  The representative is Mr. Reid Pope, L R Pope Engineering.
