Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, April 25, 2017, commencing at 5:00 p.m.

1.                  ZONE CHANGES (ZC) (Public Hearings)

 

A.    Consider a Zone Change Amendment to the PD-C zone located at 166 W 1700 S (located on the east side of Blackridge Drive and north of the abandoned 1700 South Street) to develop a car wash for both the general public and existing nearby dealerships. The applicant is Mr. Stephen Wade. Case No. 2017-ZCA-011 (Staff – Ray Snyder)

 

B.     Consider a zone change from A-1 (Agricultural) to RE-20 (Residential Estate 20,000 sq. ft.) on 20.41 acres generally located at 3800 South Bentley Road in Little Valley for “Meadow Valley Farms Phase 10 and 11.” Case No. 2016-ZC-043 (Staff – John Willis)

 

2.                  REDUCED SETBACK (RS)

 

Consider a request for the reduction of the required rear yard setback along the north property line from ten feet (10’) to five feet (5’) and to reduce the side yard setback along the west property line from ten feet (10’) to five feet (5’) to allow development of a garage / warehouse at 577 E Tabernacle. 3.                  HILLSIDE PERMIT (HS)

 

Consider a request for a Hillside Development Permit to allow for the installation of a looped water line into the City’s water distribution system. The location is at the existing City Water Tank located on the hill up and behind Desert Hills High School. The project is called “Bloomington Hills Water Tank.” The applicant is the St George Water Services Department. The representative is Mr. Kade Bringhurst. Case No, 2017-HS-001. 4.                  PRELIMINARY PLATS (PP)

 

A.    Consider approval of a preliminary plat for a nine (9) lot commercial subdivision called “Commerce Point” located on 13.841 acres located at Blackridge, Hilton, and Bluff. The property is zoned C-2 (Highway Commercial) and C-3 (General Commercial). The applicant is Commerce Point LC and the representative is Mr. Ried Pope, LR Pope Engineering. Case No. 2017-PP-006. B.     Consider approval of a preliminary plat for a thirty-nine (39) lot residential subdivision called “White Sands at Southern Hills” located on 13.385 acres located east of River Road and south of the White Dome Nature Preserve at approximately mile marker 4 on the Southern Parkway.  The property is zoned R-1-10 (Single Family Residential, 10,000 sq. ft. lot sizes). C.     Consider approval of a preliminary plat for a thirty-three (33) lot residential subdivision called “Sage Canyon at Southern Hills” located on 11.224 acres located on the east side of River Road and south of the White Dome Nature Preserve at approximately mile marker 4. A.    Consider a twenty-(20) lot residential final subdivision plat for “Desert Valley Phase 1” located at the east end of Desert Canyon Parkway (at approx. 3700 East and 6000 South).  The property is zoned R-1-10 (Single Family Residential, 10,000 sq. ft. minimum lot size. B.     Consider a three (3) lot commercial final subdivision plat for “Dinosaur Professional Park” located at the east corner of the intersection at Riverside Drive and 2200 East Street (at approx. 2200 East and 380 South).  The property is zoned PD-AP (Planned Development Administrative Professional). C.     Consider an eight (8) unit residential townhome final subdivision plat for “Fossil Hills Townhomes Phase 1” located on the easterly side of Riverside Drive at approx. 3200 South. 7.                  AMENDED FINAL SUBDIVISION PLAT / EASEMENT VACATION (FPA)

 

A.    Consider an amended commercial final subdivision plat for “Dinosaur Crossing Subdivision Phase 2 Amended” located east of the intersection of Riverside Drive and Mall Drive (at approx. 2100 East and 490 South, the new Smith’s location). The property is zoned PD-C (Planned Development Commercial). The purpose is to adjust the lot line of Lot 2 and 3 and also between Lot 3 and 4 to accommodate new building and parking configurations. B.     Consider an amended commercial final subdivision plat for “Red Cliffs Park East Phase 3 Amended” located at Arizona Drive and Wyoming Drive (at approx. 2110 East and 1140 North). The property is zoned PD-R (Planned Development Residential). The purpose is to merge Lots 304 and 305 together into one lot including the limited common area between these lots. C.     Consider an amended residential final subdivision plat for “Lot 115 of Meadow Valley Estates Phase 3” located between 2232 East and 2286 East on the south side of 2800 South Street.  The property is zoned RE-12.5 (Residential Estates 12,500 sq. ft. lot sizes). The purpose is to merge Lot 115 with the parcel located directly behind Lot 115 (SG-5-3-9-1322) to make one larger lot.
