Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, March 28, 2017, commencing at 5:00 p.m.

1.                  ZONE CHANGES (ZC) (Public Hearings)

 

A.    Consider a Zone Change from PD-R (Planned Development Residential) and R-1-8 (Single Family Residential 8,000 sq. ft. minimum lot size) to C-2 (Highway Commercial) on 0.40 acres. The property is located at the northwest corner of 700 South and 100 West (at approximately 150 W 700 S). The purpose is for development of a commercial project. The applicant is Mr. Jim McArthur. B.     Consider a zone change from A-1 to RE-12.5 on 1.06 acres located at approximately 2252 East 2800 South. The purpose will be to accommodate combining 2 lots to develop a single family residence. The applicant is Mr. John Wuehler. Case No. 2017-ZC-009 (Staff – Ray Snyder)

 

C.     Consider a zone change amendment to the PD-C zone located at approximately 800 West 1600 South Street (Located on 1600 S between the Tonaquint Office Campus and the Santa Clara River Trail) to develop a business park and to add ‘cabinet shop’ to the ‘use’ list. 2.                  REDUCED SETBACK (RS)

 

Consider a reduced setback of 5.12 ft. on the rear property line (north property line) for development of a sports facility. The property is zoned C-2 and is located on 1470 South Street. 7.                  PRELIMINARY PLATS

 

A.    Consider approval of a preliminary plat for a five (5) lot commercial subdivision called “The Fields at Mall Drive Phase 2” located on 19.35 acres along the north side of Mall Drive at the intersection of Mall Drive and 3000 East.  The property is zoned PD-C (Planned Development Commercial). B.     Consider approval of a preliminary plat for a two (2) lot commercial subdivision called “Courthouse Corner Commercial Subdivision” located at 265 and 285 West Tabernacle.  The property is zoned C-4 (Central Business Commercial Zone).
