Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, February 7, 2017, commencing at 5:00 p.m.

1.                  ZONE CHANGE (ZC) (Public Hearings)

 

A.    Consider a zone change from A-20 (Agricultural 20 acre minimum lot size) to PD-C (Planned Development Commercial) on 19.40 acres to accommodate the future development project of five (5) commercial lots. The property is generally located north of Mall Drive between the Virgin River and 3000 East Street. The project is called “Fields at Mall Drive Phase 2.” The applicant is SLR and the representative is Rosenberg Associates. Case No. 2017-ZC-001 (Staff – Ray Snyder)

 

B.     Consider a zone change from R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size) to PD-C (Planned Development Commercial) on 9.12 acres to accommodate the future development project of commercial medical center. The project is called “Riverfront Medical Center.” The applicant is Riverfront Medical Holdings, LLC and the representative is Rosenberg Associates. Case No. 2017-ZC-002 (Staff – John Willis)

 

2.                  FINAL PLATS (FP)

 

A.    Consider a fourteen (14) lot residential final subdivision plat for “The Ledges of St George White Rocks Phase 4” located at approximately 1540 West and 4800 North (off Winter Quarters Trail in the Ledges Development). The property is zoned PD-R (Planned Development Residential). The representative is Mr. Brad Petersen, Development Solutions. Case No. 2017-FP-005 (Staff – Wes Jenkins)

 

B.     Consider a seventeen (17) lot residential final subdivision plat for “Sage Meadows Phase 5” located at approximately 3000 East and 1790 South (off Rasmussen Drive and 3000 East Street). The property is zoned R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size) and R-1-12 (Single Family Residential 12,000 sq. ft. minimum lot size). 3.                  AMENDED FINAL PLAT / EASEMENT VACATION

 

Consider an amended residential final plat subdivision plat for “Bloomington Country Club Subdivision Amended and Extended” located at approximately 1050 West and 3100 South (off Jacob Hamblin Drive in the Bloomington Development). The property is zoned R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size). The representative is Mr. Brandon Anderson, Rosenberg Associates. 4.                  SUBDIVISION OF 10 LOTS OR LESS

 

Consider subdividing one parcel into two parcels for “Legacy Design Group (SG-3-6-41051-ERD)” located at 1670 South Street and Crosby Way (the northwest corner of said intersection). 5.                  PRELIMINARY PLAT (PP)

 

Consider approval of a preliminary plat for a two hundred fifty-nine (259) lot residential subdivision called “The Villas at Sun River St. George” located on 36.84 acres at 4640 South Arrowhead Canyon Drive.  The property is zoned PD-R (Planned Development Residential).
