Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Wednesday, November 9, 2016, commencing at 5:00 p.m.

1.                   ZONE CHANGE AMENDMENT (ZCA) (Public Hearing)

 

Consider a zone change from M&G (Mining and Grazing) to RE-12.5 (Residential Estate 12,500 sq. ft. minimum lot size) on 52.68 acres. The property is located on the east side of SR-18 at approximately 4300 North. Case No. 2016-ZC-035 (Staff – John Willis)

 

2.                   CONDITIONAL USE PERMIT (CUP)

 

Consider a conditional use permit to construct ‘Joule Plaza’ a mixed-use project (commercial & residential) in the C-4 commercial zone generally located at 200 West Tabernacle Street.  The proposed project consists of two (2) separate buildings which will both exceed 35 feet in height. Building “A” and “B” would be five (5) stories in height. The maximum height of the buildings would be seventy feet (70’) (+ or -). Majority of the buildings would be between 64 feet to 66 feet.  The developer is Dixie Sun Ventures. Case No. 2016-CUP-017 (Staff – John Willis).

 

3.                   BUILDING DESIGN CONCEPTUAL SITE PLAN (BDCSP)

 

Consider a ‘revised’ building design conceptual site plan for developing a mixed use project in the C-4 commercial zone generally located at 200 West Tabernacle Street. The requested approvals are for: 1) revisions to the building design, and conceptual site plan, 2) 202 units, which is an additional 56 dwelling units, and a reduction in required parking spaces. This proposal is substantially different than the previously approved project at the same location. The developer is Dixie Sun Ventures. Case No. 2016-BDCSP-001 (Staff – John Willis).

 

4.                   PRELIMINARY PLATS (PP)

 

A.     Consider approval of a preliminary plat for a three (3) lot commercial subdivision called “Dinosaur Professional Park” located on 3.65 acres at approximately 2200 East Riverside Drive.  The property is zoned PD-AP (Planned Development Administrative Professional). The applicant is Civil Science and the representative is Ms. Brandee Walker. Case No. 2016-PP-034 (Staff Wes Jenkins)

 

5.                   FINAL PLATS (FP)

 

A.     Consider a one (1) lot residential final plat subdivision for “Escalera Estates Phase 1.” The property is located at approximately the northwest corner of the intersection at Middleton Drive and 1900 East Street and is zoned RE-12.5 (Residential Estate 12,500 sq. ft. minimum lot size). The representative is Mr. Brandon Anderson, Rosenberg Associates. Case No. 2016-FP-069. (Staff – Wes Jenkins)

B.     Consider a twenty-one (21) lot residential final plat subdivision for “Red Cliff Park East Phase 3.” The property is located at approximately 2150 East and 1200 North and is zoned PD-R (Planned Development Residential). C.     Consider an eighteen (18) lot commercial final plat subdivision for “The Garages at Sun River Phase 2.” The property is located off Hobbie Hut Way at approximately 1150 West and 4300 South (Sun River Development) and is zoned PD-C (Planned Development Commercial). D.     Consider a thirty-two (32) unit residential final plat subdivision for “Villa Highlands at Hidden Valley Phase 2.” The property is located at approximately 200 East and 3650 South (Hidden Valley Development) and is zoned PD-R (Planned Development Residential). 6.                   AMENDING A FINAL PLAT (LRE)

 

Consider amending two lots within a residential final subdivision plat being Lots 131 and 132 of “The Estates at Valderra.” The property is located at the south end of Painted Sky Drive at approximately 4475 North and is zoned PD-R (Planned Development Residential). 7.                   NON-CONFORMING (NC)

 

Consider a request to remove an existing non-conforming home and replace it with a new home as a major remodel in the same location with the same setbacks. The site will retain the original existing basement. The property is located at 213 E 670 S and is zoned R3 (Multiple Family). The representative is Mr. Kim Bell. Case No. 2016-NC-002. 8.                   PRELIMINARY PLAT AMENDMENT

 

A.     Consider approval of an amended preliminary plat for a six (6)  lot residential subdivision called “Escalera Estates Phase 1”.  The property is located at approximately the northwest corner of the intersection at Middleton Drive and 1900 East Street and is zoned RE-12.5 (Residential Estate 12,500 sq. ft. minimum lot size).
