Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, May 24, 2016, commencing at 5:00 p.m.

1. CONDITIONAL USE PERMIT (CUP)

Consider a conditional use permit to construct a detached accessory structure (a garage with an attached carport) with a maximum midpoint height of approximately nineteen feet (19’) for personal use (auto, ATV, RV, boat storage, etc). The property is zoned RE-20 (Residential Estate 20,000 sq. ft. minimum lot size) and is Lot 51 of the Meadow Valley Farms subdivision located on 3970 South Street. The representative is S & S Homes. 2. REDUCED SETBACK (RS)

Consider approval of a reduced setback along the north property line from ten feet (10’) to three feet six inches (3’-6” / 42”) for “Roy’s Pizza.” The property is located at 1013 East 700 South Street in the C-2 (Highway Commercial) zone. Mr. Roy Crouch is the applicant. Case No. 2016-RS-001 (Staff – Ray Snyder)

3. FINAL PLAT AMENDMENTS (FPA)

A. Consider amending a residential final subdivision plat for “Foremaster Ridge Phase 4 Amendment.” Located at 1682 East 180 South Street (Foremaster Ridge) and zoned R-1-8 (Single Family Residential 8,000 sq. ft. minimum lot size). The purpose is to subdivided Lot 442 into two lots and create a public utility easement on the new lot line. The new lot will be known as Lot 443. The representative is Mr. Bob Hermandson, Bush and Gudgell. Case No. 2016-FPA-031. (Staff Todd Jacobsen).

B. Consider amending a residential final subdivision plat for “Hawthorn Estate Phase 2 Amended and Extended.” Located at 3126 East Tanoak Drive (Little Valley) and zoned R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size). The purpose is to make Lot 30 square so that other future lots surrounding Lot 30 will also be square. No other changes have been made or intended. The representative is Mr. Brad Petersen, Development Solutions. Case No. 2016-FPA-033 (Staff Todd Jacobsen).

C. Consider amending a residential final subdivision plat for “Primrose Pointe Subdivision Phase 3 Amended.” Located at approximately 138 North Acantilado Drive (east of Foremaster Ridge) and zoned R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size). The purpose is to adjust the interior lot restriction of the “No Access Line” for Lot 95. A note is being added to the plat for site restrictions on Lot 95. This change will allow Lot 95 to have access near Lot 94 and near Lot 96 and nowhere else on the lot. No other changes have been made or intended. The representative is Mr. Adam Allen, Bush and Gudgell. Case No. 2016-FPA-036 (Staff Todd Jacobsen).

D. Consider amending a residential final subdivision plat for “Shadow Mountain Townhomes 2nd Amendment.” Located at 1210 West Indian Hills Drive and zoned PD-R (Planned Development Residential). The purpose is to adjust the private building pads or units to match the homes that were built on the ground. Several of the units have been adjusted. No other changes have been made or intended. The representative is Mr. Reid Pope, L.R. Pope Engineering. Case No. 2016-FPA-037 (Staff Todd Jacobsen).

4. FINAL PLAT (FP)

Consider a nine (9) lot residential final plat subdivision for “Tupelo Estates Phase 5.” Located at approximately Crimson Ridge Drive and 3210 East Street (Little Valley). The property is zoned R-1-8 (Single Family Residential 8,000 sq. ft. minimum lot size). The representative is Mr. Brad Petersen, Development Solutions. Case No. 2016-FP-016 (Staff Todd Jacobsen).

5. SUBDIVISION OF 10 LOTS OR LESS (WITHOUT A PLAT)

Consider a subdivision of ten (10) lots without a plat for “SG-1620.” Located on the south side of 250 North Street between Main Street and 100 East Street and the property is zoned RCC (Residential Central City). The representative is Mr. Reid Pope, L.R. Pope Engineering. Case No. 2016-LRE-008 (Staff Todd Jacobsen)
