Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, March 12, 2013, commencing at 5:00 p.m.

1. FINAL PLAT

Consider approval of a final plat amendment for “Coyote Springs” a forty-three (43) lot single family subdivision. The representative is Mr. David Goodsell, owner Lot 15. The property is zoned RE-12.5 (Residential Estate 12,500 square foot minimum lot size) and is located at the northeast corner of the intersection of 2800 South Street and 2220 East Street). Case No. 2013-FPA-009 (Staff –Todd J.).

2. PRELIMINARY PLAT

Consider a preliminary plat request for “Villa Highlands at Hidden Valley Amended” to create forty-six (46) townhomes on 14.62 acres. The owner and applicant is Ivory Homes, and the representative is Mr. Darin Haskell. The property is zoned PD-R (Planned Development Residential). The property is located south of Hidden Valley Drive and west of Athens Drive. Case No. 2013-PPA-003. (Staff – Wes J.).

3. ZONE CHANGES – PUBLIC HEARING (5:00 P.M.)

A. Consider a request for a zone change from OS (Open Space) to A-1 (Agricultural) on a 1.50 acre parcel generally located at 2000 East 2800 South Street. The applicant is Mr. Kevin Ence. Case No. 2013-ZC-003. (Staff – Craig H.)

B. Consider a request for a zone change from A-1 (Agricultural), A-20 (Agricultural) and R-1-12 (Single-Family Residential) to R-1-10 (Single-Family Residential) on a 23.28 acre parcel. The parcel is generally located between 2780 East and 3000 East Streets and directly north of 2000 South Street, surrounding the new Crimson View Elementary School property. Case No. 2013-ZC-004. 4. HILLSIDE PERMIT

Consider a request for a hillside development permit for a proposed residential subdivision with one hundred and five (105) lots to be called “Boulder Cove.” The total area is approximately 74 acres and approximately 29 acres of it would remain as undisturbed hillside. The applicant is Wright Homes and the representative is Bush and Gudgell, LLC. The property is zoned R-1-10 (Single Family Residential 10,000 square foot minimum lot size).
