Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, February 12, 2013, commencing at 5:00 p.m.

1. FINAL PLAT

Consider approval of a final plat for “Monterey at Stonebridge Ph 2” a twenty-seven (27) lot residential subdivision. The representative is Mr. Brandon Anderson, Rosenberg Associates. The property is zoned PD-R (Planned Development Residential) and is located at 194 North Monterey Drive. Case No. 2013-FP- 004. (Staff –Todd J.)

2. EASEMENT VACATION

Consider a request to vacate an easement vacation for “Lot 23 – Bloomington Ranches No. 2 – Amended.” Located at the south end of the cul-d-sac on Nashuard Road in Bloomington. The property is zoned RE-37.5 (Residential Estate 37,500 square feet) and the applicants are Mr. and Mrs. Tom Sache.

3. ROAD VACATION

Consider a request to vacate a portion of Dixie Drive, Hilton Drive, and Indian Hills Drive. The property is generally located across the street from Maverik on Hilton Drive. The representative is Mr. Marc Brown, Brown Consulting Engineers. The property is zoned R-1-10 (Single Family Residential 10,000 square feet minimum lot size).

Consider approval of a Lot Split (not within a recorded Final Plat) for property located at 2206 E 2800 S. The zoning is A-1 (Agricultural). The representative is Mr. Bob Hermandson, Bush and Gudgell. Case No. 2013-LS-001. (staff – Todd J.)


5. PRELIMINARY PLAT

Consider a preliminary plat request for “Sun River – Phase 19” to create seventeen (17) single family residential lots on 8.56 acres. The applicant is Sun River St George Development, the representative is Mr. Scott McCall. The property is zoned PD-R (Planned Development Residential) and is located on Carmel Bluffs Drive in Sun River. Case No. 2013-PP-005. (Staff – Wes J.)

6. ZONE CHANGE – PUBLIC HEARING (5:00 P.M.)

Consider a zone change request for a “Sun Valley Estates Phase 13” from A-20 (Agricultural 20 acre minimum) to R-1-10 (Single Family Residential 10,000 square foot minimum lot size) on 2.07 acres located at the intersection of Banded Hills Drive and 3000 East. The applicant is Develoipment Solutions Inc. and the representative is Mr. Stacy Young, Project Manager. Case No. 2013-ZC- 002. (Staff – Craig H.).

7. CONDITIONAL USE PERMIT

Consider a request for a Conditional Use Permit to construct a detached accessory garage that will exceed the allowable height of fifteen feet (15’). The subject property is located at 2190 East 2480 South. The zoning is RE-12.5 (Residential Estates – 12,500 square foot minimum lot size). The applicant is Mr. Dave Waters. Case No. 2013-CUP-002. 8. BDCSP (BUILDING DESIGN CONCEPTUAL SITE PLAN)

Consider a request for a BDCSP (Building Design Conceptual Site Plan) review of a proposed one-story motorcycle dealership for ‘Moto Zoo.’ The site is located on Hilton Drive and Dixie Drive. The zoning is PD-COM (Planned Development Commercial). The representative is Mr. Aaron Smith. Case No. 2013-BDCSP-001. (staff – Ray S.)

9. SUBDIVISION REGULATION AMENDMENTS - PUBLIC HEARING (5:00 P.M.)

Consider proposed amendments to the City of St George Code, Title 11 Subdivision Regulations to amend various sections. City of St George applicant. Case No. 2012-SRA-001 (2012-ZRA-009). (Staff – Bob N.).

10. MINUTES

Consider approval of the Planning Commission minutes for December 11, 2012 and January 8, 2013.
