Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a meeting in the City Council Chambers on Tuesday, July 13, 2004 commencing at 5:00 p.m.

A. R-1-10 (Single Family Residential with minimum 10,000 sq. ft. lots) to a PD (Planned Development Residential) with 36 townhome units on 6.779 acres located at 2450 South and approximately 1400 East (south of Tamarack Ridge and west of River Crest Subdivision off of River Road). C. 8. AMENDMENT TO ROAD MASTER PLAN

Consider a request to amend the City of St. George General Plan - Street Master Plan in the Southgate Valley area west of Tonaquint Drive to: (1) upgrade 2070 South Street from a 60 foot right-of-way to a minor collector road with a 66 foot right-of-way and (2) reduce the street right-of-way from 66 feet to 60 feet for the proposed street going west from Tonaquint Drive which aligns with Upper Sir Monte Drive, which extends east from Tonaquint Drive. 9. AMENDMENT TO CITY CODE, ZONING REGULATIONS

Consider a request to amend the St. George City Code, Title 10 Zoning Regulations, Chapter 18 Walls, Fences and Hedges to address corner lots. City of St. George initiated. Case No. 2004-ZR-007
