Notice is hereby given that the City of St. George Planning Commission will hold public hearings on Tuesday, February 23, 2016 at 5:00 PM to consider the following requests:

A. Consider a zone change from OS (Open Space), R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size), and A-1 (Agriculture) to PD-C (Planned Development Commercial) on approximately 12.36 acres. The property is generally located at 3025 South River Road.

B. Consider a zone change amendment to the Boulder Creek Crossing Planned Development on approximately 1.5 acres to develop a Rite Aid Pharmacy and to approve a Master Sign Plan for the single tenant. The property is generally located at the northwest corner of River Road and 1450 South Street.

C. Consider a zone change from PD-R (Planned Development Residential) to PD-C (Planned Development Commercial) on 4.77 acres to develop a commercial center called Desert Hills Plaza consisting of a C-Store, gas pump canopy, and 5 future buildings for retail and restaurant uses. The property is located at the corner of Brigham Road and Desert Hills Drive on 4.77 acres.

D. Consider a zone change for The Joshuas at Southgate Phase 2 from R-3 (Multiple Family) to PD-R (Planned Development Residential) and amend the existing PD-R for Phase 3 on approximately 16.78 acres. The proposal is to consider a 20 unit townhouse and 44 single family patio houses for Phase 3, as well as, allow short term rentals for proposed and existing units for Phase 2 and 3. This site is located along Tonaquint Drive north of the Southgate Golf Course.

Interested persons are encouraged to attend these public hearings to be held in the City Hall Council Chambers at 175 East and 200 North, or present their views in writing prior to the meeting.
