The City of St. George is seeking proposals for the development of two hotels to be located on property adjacent to the Dixie Center in St. George, Utah. The Dixie Center is a full service convention facility with a 46,000 square foot exhibit hall, 32,000 square feet of flexible meeting room space and a state of the art theater/auditorium.

The Dixie Center is jointly owned and operated by the City of St. George and Washington County. It is felt that a key element for future growth in this industry is the need to add additional hotel rooms adjacent to the Dixie Center of 3 star quality or better.

The City of St. George is the owner of 4+ acres east of the Dixie Center in St. George. The property as has direct access to a new, full access interchange on Interstate 15 and Dixie Drive. It is the intent of the City to receive proposals from groups or individuals who will purchase the property to construct a minimum of 220 hotel rooms, all of which would be in the full-service category of hotel rooms. Proposals to construct limited service hotels will not be considered. It is expected that the two full service hotels will have convenient pedestrian access to the Dixie Center and will contain convention meeting rooms to enhance the Dixie Center’s convention hosting capacities.

Proposals to purchase and construct at least two hotels on the property will be considered. No other development uses will be considered for this proposed site at this time.

Terms: Purchase of a minimum of four acres at a minimum price of $12.00 per square foot for the four acre parcel. The property will be sold “as is.” Proposals must anticipate that the Proposer will be responsible for all costs and expenses associated with the development of the site unless otherwise noted herein.

The site is accessible to the public for physical inspection during daylight hours, but no equipment is to be brought onto the site and no testing of any kind is to be undertaken on the site prior to the negotiation of a final purchase contract.

Respondents are responsible for all costs incurred in the development and submission of their information. The City of St. George assumes no contractual or other obligation as a result of the issuance of this RFP. The City of St. George anticipates negotiating a contract with the highest rated Responder and making an award based upon the best overall value for the City. The City of St. George may, in its sole discretion, reject any and all proposals for any reason whatsoever.
