Notice is hereby given that the St George Planning Commission will hold public hearings on Tuesday, December 13, 2011 at 5:00 p.m., located in the City Hall at 175 East 200 North, to consider the following requests:

A. Consider a request to amend the list of permitted uses for the PD-COM (Planned Development Commercial) property located at approximately 415 South Dixie Drive (Sunbrook Ranches). This amendment would add wireless telecommunications facility (cell tower) to the approved use and also consider a site plan and mono-pole elevations. Case No. 2011-ZRA-012

B. Consider a request for a zone change from R-1-10 (Single-Family Residential) to OS (Open Space) for 791.22 acres located near the Utah/Arizona state line in the white dome gypsum hill area (in Sections 29 & 30 T.43S. R15W. SLB&M) City of St. George, applicant. Case No. 2011-ZC-014

C. Consider a request for a zone change from Planned Development Residential (PD-RES) and Mixed Use Commercial (CRM) to Commercial (C-2) on 182.69 acres located on the north side of the Southern Parkway between interchange 6 and 7, within the Desert Canyons Development. Case No. 2011-ZC-015

D. Consider a zone change request from Agricultural A-20 to Single Family Residential R-1-10 Zone for 26.08 acres. The property is located at approximately 2900 East and 3580 South. The applicant is Quality Development. Case No. 2011-ZC-016

E. Consider a zone change request from Residential Estates RE-20 to Single Family Residential R-1-12 Zone for 17.08 acres. The property is located at approximately 2350 East and Equestrian Drive. The applicant is EHS Investments. Case No. 2011-ZC-017

Interested persons are encouraged to attend these public hearings to be held in the Council Chambers-City Hall at 175 East and 200 North, or present their views in writing to the Planning Commission prior to the meeting.
