Public Notice

Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a meeting in the City Council Chambers on Tuesday, February 10, 2004 commencing at 5:00 p.m.

The agenda for the meeting is as follows:

Consider approval of the following final plats:

A. Amended plat for 350 North/Industrial Commercial Condominiums. Derrill Larkin, applicant. Case No. 2004-FP-002
B. Fox Borough Phase 5 with 12 detached dwelling units located at 40 North Mall Drive. Case No. 2004-FP-010

2. PRELIMINARY PLATS

Consider approval of the following preliminary plats:

A. El Dorado Valley Subdivision with 9 single-family lots located at 2160 E. 2450 South. Jeremy Black, applicant. Case No. 2004-PP-003

Amend the PD Commercial zone of 8.519 acres located at the southwest intersection of Red Cliffs Drive and 2450 East (Klein property) to incorporate the use of movie theatre as part of the permitted use list and review the proposed site plan layout, and building elevations and change the zone from R-1-10 Single Family Residential to PD Commercial zone on 4 acres located at approximately 2350 E. 4. CONDITIONAL USE PERMITS

Consider the following conditional use permit requests:

A. To convert an existing carport into a garage and storage area that will exceed the maximum allowable twenty-five (25%) percent rear yard area by 302 sq. ft. and to encroach into the building setbacks with a wall height of eight feet-one inch (8’-1”) in the RCC Residential Central City zone, single family lot, located at 132 East 400 South. F. To relocate an existing gravel pit operation from its existing location near the Ft. Pierce Industrial Park to a new proposed site approximately two (2) miles south located in a R-1-10 zone near the white dome at the W½ of Section 27, T43 S, R 15 W, S.L.B.M. Case No. 2004-CUP-014

5. NON CONFORMING STRUCTURE/USE

Consider a request to modify a non conforming building/use by installing a garage door on the back of the building for a mobile automotive glass repair located at 180 S. Main Street (formerly Labrium Insurance building) in an RCC Residential Central City zone. David Eichelberger, applicant. Case No. 2004-NC-001

6. AMENDMENT TO ZONING ORDINANCE

Consider a request to amend Chapter 8 of the Zoning Ordinance, Section 10-8-5(D)(1): Front Yard Setbacks under Residential Development Standards to allow the Planning Commission and City Council to consider an exemption from the twenty-five (25) foot front yard setback from a public street to a twenty (20) foot front yard setback and increase the rear yard setback by five (5) feet.
