Public Notice

Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a meeting in the City Council Chambers on Tuesday, September 14, 2004 commencing at 5:00 p.m.

The agenda for the meeting is as follows:

1. AMENDMENTS TO ROAD MASTER PLAN

Consider a request to amend the City General Plan - Road Master Plan for minor modifications throughout the community with significant changes to the South Block and The Ledges areas. City of St. George, initiated. Case No. 2004-RMP-002

2. PRELIMINARY PLATS

Consider the following preliminary plat requests:

A. Serenity Hills with 102 single family residential lots located at the northeast corner of 2000 South and 2580 East intersection. Bryce Rowley, applicant. Case No. 2004-PP-034
B. Tuscan Hills Phase 1 with 46 multiple-family residential dwelling units located south of Plantations Drive and west of Dixie Drive. Guy Haskell, applicant. Case No. 2004-PP-035

3. MODIFICATION TO A ZONING CONDITION

Consider a request to modify a zoning condition to allow three lots, Lots 40 – 42 to be built as two (2) story homes within the Avallon at Meadowood Phase 3 Subdivision, which had a condition for one (1) story homes placed at the time of the zone change approval. 4. ZONE CHANGES

A. Consider a zone change request from R-2 (Multiple Family Residential) to PD (Planned Development Residential) with two (2) triplex buildings with a total of six (6) dwelling units on .76 acre located at 400 North and approximately 450 West. Chuck Spilker, applicant. Case No. 2004-ZC-025.

5. LOT SPLITS

Consider the following conditional use permit requests:

7. REDUCED SETBACK

Consider a request to reduce the west side yard setback from ten (10) feet to six (6) feet for a proposed building in a C-3 (General Commercial) zone located at 440 W. St. George Blvd. Jerrold and Joseph Mack, applicants. Case No. 2004-RS-007

8. DETERMINE USE

Determine whether a cat shelter operation in a former residence in a C-4 (Central Business District Commercial) zone located at 375 E. Tabernacle would be in harmony with the intent and purpose of the zone. Linda Thomas, applicant. Case No. 2004-DU-007
