Public Notice

Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a meeting in the City Council Chambers on Tuesday, June 22, 2004 commencing at 5:00 p.m.

The agenda for the meeting is as follows:

1. HILLSIDE DEVELOPMENT PERMIT

Consider a request for a hillside development permit for a proposed subdivision (Artesia Terrrace) located at 1650 W. Snow Canyon Parkway. John Clark, applicant. Case No. 2003-HS-XXX

2. PRELIMINARY PLATS

Consider the following preliminary plats requests:

A. Artesia Terrace with 40 single-family lots located at 1650 W. Snow Canyon Parkway. John Clark, applicant. Case No. 2004-PP-019
B. Consider a preliminary plat request for Estrella Subdivision, a Planned Development Residential zone with 99 single family detached dwelling units located at Snow Canyon Parkway and approximately 1700 North. James Sullivan, applicant. Case No. 2004-PP-021
C. Rink Estates with 8 single-family lots located at 2800 South and approximately 2050 East. Gary Rink, applicant. Case No. 2004-PP-023

3. ZONE CHANGE

Consider a zone change request from A-1 (Agricultural with a minimum lot size of 40,000 sq. ft.) to R-1-10 (Single Family Residential with minimum lot size of 10,000 sq. ft.) on 9.569 acres located at 2750 East 2000 South. Brent Greenwood, applicant. Case No. 2004-ZC-020.

4. AMENDMENTS TO CITY CODE, ZONING REGULATIONS

A. Consider a request to amend the St. George City Code, Title 10 Zoning Regulations, Chapter 18 Walls, Fences and Hedges to address corner lots. City of St. George initiated. Case No. 2004-ZR-007
B. Consider a request to amend the St. George City Code, Title 10 Zoning Regulations, Chapter 19 Off Street Parking Requirements (Section 10-19-5) to change the parking standards for senior high schools and junior high/intermediate schools. City of St. George initiated. Case No. 2004-ZR-008
C. Consider a request to amend the St. George City Code, Title 10 Zoning Regulations, Chapter 19 Off Street Parking Requirements (Section 10-19-4.B) and Chapter 7C Multiple Family Residential (Section 10-7C-7.H) to delete a provision that allows a 10 foot garage setback from private streets in the areas of the city (the area bounded by Interstate 15 on the east and south, Bluff Street on the west, and the Red Hill on the north. City of St. George initiated. Case No. 2004-ZR-009
D. Consider a request to amend the St. George City Code, Title 10 Zoning Regulations, Chapter 19 Off Street Parking Requirements (Section 10-19-1) to allow existing buildings within the Historic District to change the use to restaurant use even though the building may be non-conforming as to parking. City of St. George initiated. Case No. 2004-ZR-010

5. DISCUSSION ITEM

Discussion on a proposal to require one tree per new residential dwelling or multiple family residential building in the front setback area. City of St. George initiated. Case No. 2004-DI-013

6. MINUTES

Consider approval of the minutes of the meeting of May 11, 25, and June 8, 2004.
