Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, October 13, 2009, commencing at 4:30 p.m.

1. PRELIMINARY PLAT

Consider approval of a preliminary plat for “Tonaquint Chapel Subdivision” a one lot subdivision. Located west of Tonaquint Drive and south of the termination of 1060 West Street. The property is zoned both R-1-10 (Single Family Residential 10,000 square foot minimum lot size) and R-1-40 (Single Family Residential 40,000 square foot minimum lot size). Bush and Gudgell, LLC is the representative. Case No. 2009-PP-007.

2. CONSENT ITEMS– FINAL PLATS

A. Consider approval of a final plat for “Tonaquint Chapel Subdivision” a one lot subdivision. Located west of Tonaquint Drive and south of the termination of 1060 West Street. The property is zoned both R-1-10 (Single Family Residential 10,000 square foot minimum lot size) and R-1-40 (Single Family Residential 40,000 square foot minimum lot size). Bush and Gudgell, LLC is the representative. Case No. 2009-FP-017.

B. Consider approval of the 2nd amended final plat for “Morningside Professional Plaza” commercial subdivision to amend lots 4 and 6 and to omit lot 12. Located at 700 South and 700 East. The property is zoned C-3 (General Commercial). McNeil Engineering is the representative. Case No. 2009-FP-021.

C. Consider approval of the 2nd amended final plat for “The Casitas at Hidden Valley – Amended and Extended” Located at the southwest corner of Hidden Valley Drive and Price Hills Drive at approximately 500 East and 3400 South. The property is zoned PD (Planned Development). Bush & Gudgell is the representative. Case No. 2009-FP-004.

D. Consider approval of a one lot subdivision plat for “900 South Commercial Subdivision.” Located on 900 South just east of River Road at approximately 1300 East and 900 South. The property is zoned PD-COM (Planned Development – Commercial). Bush & Gudgell is the representative. Case No. 2009-FP-019.

E. Consider approval of a road dedication plat for “Arrowhead Canyon Drive.” Located at Sun River Parkway and 1300 West. Rosenberg Associates is the representative. Case No. 2009-FP-022.

F. Consider approval of a road dedication plat for “Airport Parkway & Desert Canyons Parkway Road.” Located on the east side of the new airport. This road runs from the Southern Parkway to the new terminal building. R&B Surveying is the representative. Case No. 2009-FP-007.

G. Consider approval of a road dedication plat for “3000 East & Crimson Ridge Road.” Located at approximately 3000 East and 3300 South. This was previously approved in 2007 and has expired. Re-approval is requested. Bush & Gudgell is the representative. Case No. 2009-FP-023.

3. DISCUSSION ITEMS

A. OS Rezoning; Consider rezoning certain R-1-10, R-1-40, M & G, PD, and OS zones to OS-P. City St George, applicant. Case No. 2009-DI-005.

B. Community Planning Month Proclamation. Case No. 2009-DI-008.

4. GENERAL PLAN AMENDMENT (5:00 P.M.)

Consider a general plan amendment from LDR (Low Density Residential) to MDR (Medium Density Residential) on 5.92 acres. The area is located north of Tonaquint Drive on Mesa Palms Drive, north of and adjacent to Beehive Homes. The applicant is Sunwest Development. Case No. 2009-GPA-002.

5. ZONING REGULATION AMENDMENT (5:00 P.M.)

Consider a zoning regulation amendment to the City Zoning Regulations, Title 10 Zoning Regulations, Chapter 25 “Landscape Standards”, to add Section 10-25-6 “Single Family Residential Zones,” to require all single family residential zones to provide at least one-half (50%) of the dwellings front yard shall be landscaped subject to certain criteria. City of St George applicant. Case No. 2009-ZRA- 011.

Consider approval of the Planning Commission for minutes for September 22, 2009.
