NOTICE OF MEETING
CITY OF ST. GEORGE
WASHINGTON COUNTY, UTAH
Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, September 4, 2012, commencing at 5:00 p.m.
The agenda for the meeting is as follows:
Call to Order
1. FINAL PLAT
Consider approval of a final plat for “Royal Pines Estates – Phase 1.” The representative is Mr. James Raines, Bush and Gudgell. The property is zoned R-1-12 (Single Family Residential 12,000 square feet minimum lot size) and is located at the southwest corner of the intersection of 1140 South Street and 3000 East Street. Case No. 2012-FP-026. (Staff –Todd J.)
2. VACATION – EASEMENT - BRIDLE TRAIL
Consider approval to vacate a portion of a bridle path easement behind Lots 23, 24, and 25. Note that the easement is located at the rear property line of Lots 23,24,25,26,27, and at the west property line of Lot 28, all of which are a part of Bloomington Gardens No. 2 subdivision (access to the easement is at approximately 1200 West Baneberry Drive on the south side of the road). The applicant is the City of St George and the representative is Mr. Cameron Cutler. Case No. 2012-EA-008. (Staff – Todd J.)
Note: this item will be scheduled as a public hearing at the Sept. 6th City Council meeting.
3. PRELIMINARY PLAT
Consider a preliminary plat request for “Ventana Ridge Subdivision” to create fifty-three (53) lots on 18.56 acres (Lots 101–117, 201-217, and 301-319). The owner is the Riggs Family Development, the applicant is Desert Investment Group LLC, and the representative is Mr. Dave Weller. The property is zoned R-1-10 (Single Family Residential 10,000 square foot minimum lot size) and is located at approximately 2450 South River Road. Case No. 2012-PP-020. (Staff – Wes J.).
4. DISCUSSION – BUFFER & ZONING OPTIONS – ADJ. HORSEMAN’S PARK
Discuss buffer and zoning options for City property located on three sides of the Little Valley Elementary School which is adjacent to the Horseman’s Park animal boarding property along the west property line. (Staff – Bob N.). Note: ZC (2012-ZC-014) was previously tabled at the August 14, 2012 PC meeting
